- We meet with the client to develop the profile of the property they are looking for and present our portfolio of properties as well as the portfolio from the MLS Association and the collaborating agencies.
- We accompany you to the selected properties and inform you about possible details and doubts.
- We invite you to check the documentation of the property in order to know the current status of the property.
- We offer tax and legal advice for the purchase.
- If necessary, we assist the buyer in the search for the financial institution that processes his mortgage loan. We cooperate with various banks with recognised solvency.
- We create the contract for the purchase and sale, advise the customer on the necessary procedures and ensure legal certainty for both parties.
- Once the sales contract is signed, we take it from the notary in order to register it into the land register (in the case of mortgage financing, this procedure is carried out by the bank's agency).
- We offer our services for the implementation of the post-sale procedures: application for a second professional license, change of ownership in the town hall, cadastre, electricity and water companies, municipal administration ...
Processing of Certificate
- Certificate of occupancy or second occupation license. Presentation must be formalized by any purchase or rental transactions. Also necessary for processing the registration or name change of supplies in some homes.
- Energy Efficiency Certificate. Of obligatory presentation in advertising of any property for sale or rent, according to Royal Decree 235/2013, of April the 5th.
